The Marine and Coastal Access Bill is currently in the House of Lords and if accepted, will have a significant impact on any person with property adjoining the coast line.

This has a potential impact on any person who has property adjoining the coast. The Marine and Coastal Access Bill is currently in the House of Lords and appears to be heading for Royal Assent over the coming months. As a result of this Act it is proposed that there will be a continuous linear ‘trail’ created around the length of England’s coastline and the Cumbria Local Access Forum (LAF) in partnership with Cumbria County Council have been chosen to run a pilot test of the scheme. We understand that this test will be run between Whitehaven and Gretna  in the autumn of this year.

The ‘trail’ will run as close to the coast line as is possible and it is anticipated that there will also be ‘spreading room’ to the coastal and landward side of the trail up to the first distinguishable boundary i.e. a hedge, fence, ditch or cliff. A number of different types of land will be excluded from the trail including: cultivated land, land within 20 metres of a dwelling, gardens, ports, quarries, and MoD property.
