First Auction Sale of the Year offers Tremendous Opportunities for those Looking for Land, Woodland and Amenity Ground

9th April 2019

This week, H&H Michael CL Hodgson launch details of their first property auction of the year, along with details of the sale a small farm. Mark Barrow, Associate and Chartered Surveyor at H&H Michael C L Hodgson, is keen to point out that although Brexit hasn’t happened, people still have property to sell and it is still very much ‘business as usual’:

“Last year, here in the Lake District, we traded hundreds of acres of land, many parcels of amenity land and woodland, and we expect this year to be no different. As a professional agency, we know that many people are wanting to sell property to progress and move on and it is our job to support this strategy.

In this area, we see many parcels of land being purchased for leisure purposes. Buyers just want to enjoy the great outdoors or plant their own woodland. Others are looking to extend their acreages or to invest in land or woodland.

In this first sale, we have three separate pieces of quality land, all set within the Lake District National Park, and one within the UNESCO World Heritage Site. The lots will be sold by public auction at the Kendal Town Hall in Kendal on Friday 17th May commencing at 2.30PM.”

The 0.13 acres of Land near Bellman Landing is quite literally on the edge of the shores of Lake Windermere. Ideal for those looking to own a small parcel of amenity land in the Lake District, and overlooking one of the most beautiful lakes in England.

Extending to just over 20 acres, Skeggles Allotment, located at Kentmere within the UNESCO World Heritage Site, is a ring-fenced block of rough grazing land with panoramic views over the Lake District National Park.

The 28 acres within Tods Lot, incorporating sound grazing land and amenity woodland with sporting rights, near Crook on the outskirts of Kendal, offers a range of opportunities and is being offered as a whole or in two lots.

Lot 1 comprises of 15 acres of land and 1 acre of coppiced broadleaf woodland in the centre. Lot 2 consists of 14 acres of excellent amenity woodland, with mixed native broadleaf woodland including ash, birch, beech, rowan, guelder rose, juniper, oak and elder.

Also for sale as two lots is Cherry Trees Pasture, near Crosthwaite, Kendal. At just over 14 acres, Cherry Trees Pasture is another attractive block of grazing land and amenity woodland.

Lot 1 includes 9 acres of productive meadow and grazing land, with a block of mixed broadleaf woodland. Lot 2 is a fantastic 5-acre woodland, with a manmade tarn in the centre.

Along with their first auction, H&H Michael C L Hodgson have also announced details of the sale of the 6-acre Mireside Farm, in Crosthwaite. Formerly part of the renowned Argles Estate, this property includes a four-bedroomed 18th century farmhouse, modern farm buildings, former orchard and paddock.

Commenting, Mark said: “Mireside Farm offers lots of potential for improvement and further residential developments, and would ideally suit hobby farmers, those with equestrian interests and those wanting a change of lifestyle.”

“The Lake District is one of the most sought-after lifestyle destinations across the United Kingdom and based on the level of interest we received last year for amenity land and woodland, we are expecting a good level of interest for all of the property within our first auction.

The range of property for sale is diverse and offers something for everyone; land for grazing, woodland to enjoy and manage, somewhere to rent and of course, a tremendous small holding.”
