“From watching the agricultural rental market within Cumbria, it is evident that there remains a strong demand for all types of land and farms to rent with good levels of rent being achieved.
Early in the year, demand for our seasonal grass lettings was very strong and an increase in the average rental figure per acre achieved was seen.
There is also considerable interest in our longer term lets for land. We have recently completed a five-year Farm Business Tenancy, a 73-acre stock farm with a recently renovated three-bedroom farmhouse. This block of land attracted a very strong level of interest; over 50 particulars were sent out, 30 parties viewed the farm on the open day, and 20 applications were received.
Those who applied were of a very high standard and it was a difficult decision to shortlist and decide on a tenant. As the landlord wanted to give the opportunity to an individual with a passion for their business, the tenancy was given to a young family from the local area, who will be running a herd of suckler cows and sheep on the farm.
Currently, there is scarcity of farms available to let in Cumbria, so there was a significant amount of interest as expected. The interest was received from tenants across a wide geographical area and what was really significant was the level of interest from young farmers keen to start up their first tenancy.
Pond House Farm is a tremendous quality stock rearing farm available as a whole let on a ten year FBT commencing on October 1st 2018. Located two miles, from Silloth, the farm is ring-fenced and the land is all quality, grazing, arable and cropping land which is currently laid to grass. There is a good range of traditional and modern buildings suitable for housing livestock, crop and general storage and the traditional four bedroom farmhouse offers extensive family accommodation.
With many more applicants than there are farms or land to let, it is so important that those applying ensure they make their business plan stand out from the herd. As an applicant to even make it as far as the interview stage, you must spend time, take advice and present a well prepared business plan that is sustainable and realistic.
We are currently in discussions with a number of landowners who are considering the possibility of letting and fully expect there to be further properties to come to the market this year.
