Steady, and Ready for Change

Colin Tomlinson, recently appointed Managing Director for one of the foremost agents in the North of England, H&H Land and Property, looks back on what he describes as a “Year of Steady Growth” for the business, and looks forward to next year with the implications of ‘Brexit’.


In spite the future uncertainty, in the agricultural and rural sector across the region, the North of England and Scottish Borders offices, it has been a year of steady growth for the business.


Possibly, as a consequence of instability caused by the future of subsidies and the ‘Brexit’ outcome, there has been a lower than average number of farms coming on to the market but blocks of land have not been so affected. Throughout the year we have been constantly been bringing parcels of accommodation land, paddocks and amenity land onto the open market, and these have sold exceptionally well. These have consistently exceeded guide prices, most especially within the Lake District National Park.


Smallholdings throughout the areas in which we operate have also sold well, particularly to those with diverse income streams, but sales of these lifestyle properties have often been protracted, primarily as a result of the time taken to obtain a commercial loan or mortgage.


Residential development land options have been particularly buoyant. This sector of the industry has been noticeably active in the Durham, North Yorkshire and South Lakeland areas.


During the last few months we have been undertaking many appraisals for marketing farms and land next year. We are already preparing the details and groundwork for several sales, in preparation for launching next Spring and early Summer. These, hopefully, will coincide with the outcome and implications of leaving the European Union.


Built up over many years, H&H Land and Property has very strong foundations. We have an excellent reputation for professional work, and with the ever-increasing complexity of land management issues there are more and more businesses in need of professional advice. As a direct result of the many developments and amendments to the Stewardship, Woodland and Environmental Schemes, our specialist forestry and environmental department in Carlisle has also had a busy year. Our business is extremely well placed and focused to meet the forthcoming changes and challenges in the Stewardship and future Environmental Schemes.


2019 is going to be a year for significant new directions and the rural sector needs to be prepared to adapt to change and to grasp opportunities. As the door of 2018 closes and the next one opens, we have sound footings in the market place, and a wealth of expertise and knowledge to offer the very highest level of professional advice in what are sure to be uncertain times.
