The land comprises approximately 48.20 acres of productive arable land and grassland. The land is classified as Grade 3b on DEFRA’s Agricultural Land Classification of England and Wales.
Lot 1 – Comprising of approximately 31 acres of arable land and permanent grass. Lot 1 is currently held as two fields as indicated by the field schedule overleaf with tracks to the majority of the boundaries.
There is a Public Footpath to the north east of Lot 1. There is a Wayleave agreement in favour of Northern PowerGrid for electricity apparatus which crosses the land. All historic Wayleave payments for these have been paid to the Seller. The Seller will transfer the agreements to the Buyer upon completion, without any apportionment of the 2017 monies.
Lot 2 – Comprising of approximately 17.3 acres of arable land currently down to Spring Wheat and Barley. There is a water main pipe crossing east to west on field 3970 and a sewerage main north to south across both fields 3970 and 4550. There are permanent easements in favour of Northumbrian Water for both utility apparatus.
