The land is located in the county of Northumberland, approximately half a mile to the north of the village of Hedley on the Hill.



From Prudhoe take the A695 west towards Hexham. In Mickley village turn left onto Eastgate Bank and continue for approximately 1 mile. After you have passed through High Mickley turn left at the T junction. Continue for approximately 1 mile and Modigars Lane is on the right.


Description of the Property

In total the land extends to approximately 33.32 acres (13.48 hectares) of good quality temporary grassland, all of which is suitable for mowing and grazing. The boundaries consist of a mixture of mature hedgerows, and post and wire fencing, much of which is newly erected. Upon completion, the Buyer will be responsible for erecting and maintaining a gate and fence between Modigars Lane and the subject land.



All lots are accessed via Modigars Lane, a track with direct access from the Public Highway. Modigars Lane will be retained by the Seller, and the Buyer will be granted a right of way over.



There are no services attached to the land.



All lots are offered freehold, with vacant possession, which would be granted on completion.


Sporting & Mineral Rights

The sporting rights are included within the sale, in so far as they are owned. The mines and minerals together with the ancillary powers of working are excepted with provision for compensation in the event of damage thereby.


Basic Payment Scheme (BPS) and Stewardship Schemes

The Seller is currently claiming BPS on the land and the relevant non SDA entitlements required for the eligible land are included in the sale. H&H Land and Property will conduct the transfer of the entitlements at £250 plus VAT per transfer, payable by the Buyer. The land is not in any Environmental Stewardship Schemes.



The property is sold subject to all rights including rights of way, whether public or private, rights of light, support, drainage, water and electricity supplies and other rights, obligations and easements, quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains and water, gas and other pipes, whether or not constituted in the title deeds or referred to in these particulars.  The Buyers will be held to have satisfied themselves as to the nature of such burdens.


Restrictive Covenant

There will be a restrictive covenant included in the transfer limiting the usage of the land to agricultural,  equestrian and woodland purposes only. Details of the covenant can be provided upon request and the Buyers will need to seek their own independent advice. For the avoidance of doubt, no residential development will be permitted. The blue hatched areas within Lots 2 and 3  will be subject to a restrictive covenant which will prevent construction of any new building structure including (without prejudice to the general view of the foregoing) any wind turbines.



The property may be inspected on foot and during daylight hours once in possession of these particulars, having first registered your interest with H&H Land and Property. Please ensure all gates are closed.


Method of Sale

The property is offered for sale as a whole or in lots, by Informal Tender. Completed tender forms are due to be returned to the selling agent by Noon on Friday 26th July 2019.  The Sellers reserve the right to amalgamate, withdraw or exclude any of the property shown at any time, or to generally amend the particulars. Money Laundering Regulations

Prospective Buyers should be aware that in the event that they are successful, they will be required to provide us with documents in relation to the Money Laundering Regulations.  The extent of the required documentation will be confirmed to the Buyer after acceptance of an offer.


Exchange of Contracts and Completion

It is expected that Exchange of Contracts will take place within four weeks of an offer being accepted. Completion will take place within four weeks of the Exchange of Contracts or earlier by arrangement.
