Hilton Moor Farm is situated approximately 6 miles south west of Bishop Auckland and 9 miles north east of Barnard Castle.  The land adjoins Hilton Moor Lane, which is just off the main A688 road.



From West Auckland take the A688 road towards Barnard Castle.  At approximately 2.7 miles turn left after passing through the hamlet of Evenwood Gate at the signpost “Hilton 1½”.  This is Hilton Moor Lane.  Continue down this lane and bear right, passing Hilton Moor Farm on the right hand side.  The subject land is immediately south of Hilton Moor Farm on the right hand side.


Description of the Property

The land extends to approximately 116.58 acres (47.18 hectares).  It is a block of grass and arable land in a total of 10 enclosures.  The land is offered for sale as a whole or in 3 lots.  On the northern end of the land is a paddock with an outdoor arena.



There is direct access to the land from Hilton Moor Lane running down the eastern side of the land, and an unclassified road running along the southern boundary.  There is also a good farm track running through the middle of the land serving the majority of the fields.  A public footpath runs along the farm track along the northern side of Field 9 and diagonally across Field 5.

The property is sold subject to all rights including rights of way, whether public or private, rights of light, support, drainage, water and electricity supplies and other rights, obligations and easements, quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains and water, gas and other pipes, whether or not constituted in the title deeds or referred to in these particulars.

The Sellers reserve the right to amalgamate, withdraw or exclude any of the property shown at any time or to generally amend the particulars. Exchange of Contracts and Completion

It is expected that Exchange of Contracts will take place within four weeks of an offer being accepted. Completion will take place within four weeks of the Exchange of Contracts or earlier by arrangement.


The land offered for sale formed part of a larger area of a larger area of land for which planning permission was granted on 3 December 2013 for a large equestrian facility.  (Durham County Council application number CMA/6/64)


This planning permission was subject to a large number of conditions.  Informal enquiries to Durham County Council indicate that the planning approval is still live, but some of the planning conditions have yet to be discharged.
