The land at The Grove is located on the outskirts of the popular villages of Marton and Ormesby, approximately 4 miles south of Middlesbrough Centre, as shown on attached plans.

From the A174 merge onto Stokesley Road/A172 towards Guisborough/Stokesley. After approximately one and a half miles, turn left at the cross roads to merge onto Stainton Way, then take the second left onto Cypress Road. After 1 mile the entrance to the woodland will be to the right.



Lot 2

Restrictive Covenant / User Clause

In the event that the Buyer or their successors in title obtain planning consent to carry out any form of development (other than for agricultural use) they will pay 50% of the net uplift in value to the seller, or their successors. This provision will run for 30 years from the date of purchase.


Both Lot 1 and 2 benefit from a natural water supply from Ormesby Beck.


Sporting and Mineral Rights

Sporting rights are included as far as they are owned. The mines and mineral rights, together with the ancillary powers of working are excepted and reserved to a third party with provision for compensation in the event of damage caused thereby.
