The land is situated approximately 500m north of the village of Medomsley, next to the smaller settlement of The Dene to the north. The land is approximately 3 miles north east from the town of Consett and 14 miles from Durham city centre.



Coming from Medomsley towards Shotley Bridge, take a right turn at Medomsley Edge onto West Lane towards The Dene and High Westwood for around 310 metres. The access track is located on your left with the access to the field being through a gate on the left.


Description of the Property

The land comprises approximately 10 acres of good pasture, held as one field. The land is predominately flat and ideal for the grazing of horses.



The land is accessed from a lane off the main road, which is suitable for vehicles. There is an existing right of access to use this lane.



There are currently no services to the land.



The land is offered freehold, with vacant possession, which would be granted on completion.

The sporting rights are included with the sale, in so far as they are owned. The mineral rights are reserved from the sale as they are owned by a third party.

Basic Payment Scheme (BPS) and Stewardship Schemes

The property is sold subject to all rights including rights of way, whether public or private, rights of light, support, drainage, water and electricity supplies and other rights, obligations and easements, quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains and water, gas and other pipes, whether or not constituted in the title deeds or referred to in these particulars. The Buyers will be held to have satisfied themselves as to the nature of such burdens.


Overage Provision

The land is sold subject to an existing overage clause in favour of a previous owner. In the event that planning consent is obtained for the development of the land for non-agricultural or non-equestrian purposes, the Purchaser will be required to pay one third of the uplift in the value of the land to the previous owner. This overage provision expires in March 2028.
