Location
The land is located just to the north of Croxdale adjacent to the A167 and adjoining the River Wear at Sunderland Bridge.

Directions
From Durham take the A167 south to Croxdale. At the roundabout just after the Honest Lawyer pub turn right into Browney Lane and take the first left into an unnamed side road. Cross over the river and the land is immediately on your right hand side.

Description of the Property
The land extends to approximately 10.71 acres of grassland and 0.9 acres of river bed, making a total of 11.61 acres (4.69ha). Approximately 1.94 acres of grassland next to the river is unfenced, however the remaining 8.77 acres is fenced with a stock proof fence. A footpath dissects the two parcels of land parallel to the River Wear. An overhead power line crosses the land north to south across the River Wear.

Access
Access to the land is available directly off the side road leading from Browney Lane, which is to the north of the land.

Tenure
The land is subject to an Agricultural Holdings Act 1986 Tenancy agreement and the tenant is Leasepath Limited. A Section 12 Notice has been served for a rent review in November 2019. Sporting & Mineral Rights
The fishing rights extend to 170m of river frontage. The rights are currently let for £125 for the 2018 season to the Darlington Brown Trout Association. The mineral rights are reserved from sale as they are owned by a third party.

Restrictive Covenant / User Clause
In the event that the Buyer or their successors in title obtain planning consent to carry out any form of development (other than for agricultural use) they will pay 50% of the net uplift in value to the seller or their successors. This provision will run for 25 years from the date of purchase.
