Location
The land is located to the North of George Street in Trimdon Colliery, County Durham.

Directions
From Trimdon village head north towards Trimdon Grange  on the B1278. Once in Trimdon Grange turn right into George Street. Take your second left turn into a track and follow it all the way to the end. The gate ahead of you will lead onto the land.

Description of the Property
The land is approximately 5.00 acres (2.02 hectares) of good quality grassland with the benefit of good access. The land is well fenced with some post and rail fencing and some post and wire. There is a permanent wooden field shelter in the south eastern corner of the field plus a fenced manege area and further fenced exercise ring.  Both areas are unsurfaced.

Planning has been granted under planning reference 5/PL/2010/0334 with Durham County Council for construction of a stable block to accommodate 5 horses. The development has commenced and drainage and foundation works have been completed. The area has been fenced off to keep livestock away from the foundations.

Access
Access is via a track off George Street which leads to a gate in the south western corner of the field. There is a right of way over the track leading from George street right up to the land.

Services
There are no services to the land however a water tank collects rain water from the field shelter.

Tenure
The land is offered for sale freehold, with vacant possession, which would be granted on completion.

The mineral rights are not included in the sale. The sporting rights are included in so far as they are owned.
