The site is split in to two field parcels, which are currently used for agricultural grazing and accessed for this purpose, off a green lane, which transects the two sites and presently provides further access to the agricultural fields beyond.

Local services include, but are not limited to, a garden centre, several public houses, a mini market, post office, doctors, chemist, primary school and community centre.

Holker Hall is located nearby, as are the service centres of Cartmel and Grange-over-Sands. The area has a good local economy with Cark Airfield located to the south of Flookburgh, home to the Northwest Parachute Centre, as well as being used for events such as, the Annual Steam Gathering. There is a large scale holiday resort with static caravans, lodges, 9 hole golf course and bowling green and expanding business park on the approach to Moor Lane.

There are regular local bus services connecting Flookburgh and Cark to Grange-over-Sands, via Allithwaite and a train station at Cark connecting to Oxenholme to the main line to Manchester and Preston.

The site has been allocated within the latest South Lakeland Land Allocation Development Plan, as suitable for 30 residential dwellings. This allocation is recommended to ensure efficient use of the land, whilst reflecting local/historic development patterns and taking account of the need for flood risk mitigation on part of the site and including green infrastructure/open space.
