Location and situation
Scorton is a popular and attractive village close to the A1, the main
north/south arterial route in the north of England. The village is
close to the larger towns of Catterick Garrison 8 km (5 miles),
Richmond 10km (6 miles), Northallerton 18km (11 miles) and
Darlington 19 km (12 miles) which provide a wide range of
facilities with the latter two also providing rail services on the East

Planning
Outline planning permission (including access) was granted by
Richmondshire District Council on 9th April 2019 for the
construction of up to 58 dwellings, a new vehicular access,
construction of a roundabout, public open space, landscaping and
car park (ref: 17/00710/OUT).
The s.106 legal agreement, completed to secure the planning
permission, details the phasing of an education contribution in the
sum of £197,142 and the need to prepare an Approved Affordable
Housing Scheme detailing the provision of 40% of the units as
affordable housing in accordance with the definitions within the
agreement. The planning permission contains two distinct
elements, namely: (1) a 54 dwelling site and (2) 4 self-build plots.
Offers are invited for the 54 dwelling site outlined in red on the
sale plan. The adjacent 4 self-build plots are outlined in blue.
